Terms & Conditions
1. The Contract
These Terms & Conditions form a legally binding contract between the person making the booking (“Lead Guest”) and Epynt Holidays Ltd (“we”, “us”, “our”).
The Lead Guest confirms they:
Are over 18 years of age
Are authorised to accept these terms on behalf of all members of the party
Will ensure all guests comply with these terms
A booking is confirmed once:
We issue written confirmation, and
The required deposit or full payment has been received
2. Minimum Stay
A minimum stay of three 3 nights applies to all bookings unless otherwise agreed in writing.
3. Pricing & Payment
3.1 Pricing
Prices are as displayed on our website at the time of booking.
We reserve the right to correct pricing errors.
Prices include VAT
3.2 Deposit
A non-refundable deposit of 20% is required to secure the booking.
The balance is due 4 weeks before arrival.
If booking within 4 weeks of arrival, full payment is required at time of booking.
Failure to pay on time may result in cancellation without refund.
4. Security / Damage Deposit
We reserve the right to:
Charge for damages after departure if necessary
The Lead Guest is responsible for:
Any loss, damage, or breakage caused by any member of their party (including pets)
Excessive cleaning costs beyond normal turnover cleaning
Lost keys or lock replacements
Damage charges will be supported with evidence and invoices where applicable.
5. Cancellation Policy
All cancellations must be made in writing by email.
5.1 Guest Cancellation
If you cancel:
More than 60 days before arrival: Deposit retained
30 days before arrival: 50% of total booking cost payable
Less than 14 days before arrival: 90% of total booking cost payable
No refunds will be given for:
Early departure
Failure to arrive
Weather conditions
We strongly recommend taking out travel insurance.
5.2 Force Majeure
We are not liable for cancellations caused by events beyond our control (e.g., severe weather, government restrictions, power outages, natural disasters).
6. Changes to Booking
Date changes may be permitted at our discretion and may incur an administration fee and price difference.
7. Occupancy
The maximum occupancy stated on the website must not be exceeded.
Only registered guests may stay overnight.
We reserve the right to terminate the booking without refund if this condition is breached.
8. Pets Policy
Maximum two 2 dogs per booking.
· Pets must be declared at time of booking.
· Pets must not be left unattended unless crated.
· Pets are not permitted on beds or furniture.
· Guests must clean up after pets both inside and outside the property.
By bringing a dog to Beacons View, the Lead Guest agrees to the following:
Supervision & Control
Dogs must be well behaved, friendly, and under control at all times.
Dogs must not have a known tendency to run off, chase livestock, or behave aggressively.
Due to the rural setting and nearby livestock, dogs must be kept under close supervision at all times.
Beacons View is situated beside open water. While dogs are permitted around the garden and lake area, guests acknowledge that:
Dogs may access neighbouring land if swimming across the lake.
It is the owner’s responsibility to prevent dogs from straying.
Any incident involving neighbouring property or livestock will be the sole responsibility of the Lead Guest.
Livestock & Countryside Responsibility
There is livestock in surrounding fields. Under the Dogs (Protection of Livestock) Act 1953, dogs worrying livestock is a criminal offence.
Guests are fully liable for:
Any injury, distress, or loss caused to livestock
Any claims arising from their dog’s behaviour
Any fines or legal consequences
Dogs must be kept under proper control at all times in the countryside.
Inside the Property
Dogs are not permitted on beds or furniture.
Dogs must not be left unattended in the property unless crated.
Guests must bring their own bedding, towels, and equipment for their dogs.
Any pet-related damage, excessive cleaning, or odour removal will be charged.
Please do not use Sellotape or blue tack on any of the walls
Fouling
All dog waste must be cleaned up immediately and disposed of responsibly.
Failure to do so may result in additional cleaning charges.
Liability
We accept no responsibility for:
Injury to dogs
Loss of dogs
Dogs entering the lake or neighbouring land
The Lead Guest accepts full responsibility for their dog(s) throughout the stay.
Any pet-related damage or additional cleaning will be charged.
9. Guest Responsibilities
Guests agree to:
Keep the property clean and in good condition
Dispose of rubbish responsibly
Respect neighbours (no excessive noise, especially after 10pm)
Follow all safety instructions provided
10. Check-in & Check-out
Check-in: From 3.00pm
Check-out: By 10:00am
Late check-out may incur additional charges.
11. Right of Access
We reserve the right to access the property for:
Emergency situations
Essential maintenance
Inspection if damage or rule breaches are suspected
Where possible, notice will be given.
12. Liability
Guests use the property and its facilities at their own risk.
We accept no responsibility for loss, damage, or injury to guests or their belongings, except where caused by our negligence.
Vehicles and contents are left at the property at the owner’s risk.
Nothing in these terms excludes liability for death or personal injury caused by negligence.
13. Complaints
Any issue must be reported immediately during the stay to allow us the opportunity to resolve it.
Complaints made after departure may not be considered if we were not given the chance to rectify the issue.
14. Cancellation by Us
We reserve the right to cancel a booking due to:
Circumstances beyond our control
Safety concerns
Unforeseen property damage
Unforeseen circumstances e.g. Family emergencies, bereavement, illness.
In this case, a full refund will be issued. Our liability is limited to the amount paid.
15. Data Protection
We process personal data in accordance with UK GDPR. Details are set out in our Privacy Policy.
16. Governing Law
These Terms & Conditions are governed by the laws of England and Wales. Any disputes shall fall under the jurisdiction of the courts of England and Wales.
17. Lake, Water and Outdoor Safety
Beacons View is located in a rural, lakeside setting. By making a booking, guests acknowledge and accept that:
There is open water on site, which may present inherent risks.
The lake is unsupervised and there is no lifeguard on duty strictly no swimming
Guests use the surrounding area entirely at their own risk.
Children
Children must be supervised at all times by a responsible adult when outside the property.
Children must not be permitted near the lake without direct adult supervision.
Guests are fully responsible for the safety and behaviour of all children in their party.
18. Hot Tub Safety
Where a hot tub is provided, guests agree to the following:
The hot tub is used entirely at guests’ own risk. Please refer to guidelines on the poster displayed.
Children must be supervised at all times when in the vicinity of the hot tub.
Pregnant guests or those with medical conditions should seek medical advice before use.
Guests who are immunosuppressed must get medical advice before entering.
No glassware in or around the hot tub.
No diving or jumping into the hot tub.
Maximum occupancy limits must not be exceeded.
The lid must be replaced and secured after each use.
Guests must shower before use.
No oils, bath products, fake tan, or foreign substances are to be added.
Failure to follow hot tub rules may result in:
Immediate termination of use
Drain-down and refill charges if contaminated
Additional cleaning or damage charges
We reserve the right to disable the hot tub if misuse is suspected.
19. General Outdoor & Rural Risks
Guests acknowledge that this is a countryside location and may include:
Uneven ground
Wildlife and livestock
Slippery surfaces (especially in wet or icy conditions)
Reduced lighting in rural areas
Guests accept responsibility for exercising reasonable care during their stay.
20. Departure & Check-Out Requirements
Guests agree to leave the property in a clean and tidy condition.
Before departure, guests must:
Remove all food items from fridges, freezers, and cupboards.
Wash and put away crockery, cutlery, and kitchen equipment used during the stay.
Place all rubbish and recycling in the appropriate external bins provided.
Ensure recycling is separated correctly.
Strip used beds and place bedding in one pile
Remove all personal belongings.
Clean up all dog waste from the garden and surrounding areas.
Ensure the hot tub lid is secured (if applicable).
The property should be left in a reasonable condition consistent with normal use.
Failure to comply with these departure requirements may result in:
Additional cleaning charges
Charges will be deducted from the security deposit or invoiced to the Lead Guest.
21. Furniture, Beds & Property Layout
The layout of the property, including furniture and beds, has been arranged for safety, practicality, and to protect flooring and fixtures.
Furniture must not be moved between rooms.
Beds must remain in the rooms in which they are set up on arrival.
The two king-sized beds can be configured as twin beds however, they must remain in their designated rooms and this request must be approved upon booking.
Guests must not attempt to dismantle, move, or reassemble beds themselves.
Moving beds or large furniture may cause damage to flooring, walls, door frames, or the beds themselves. Any damage caused as a result of furniture being moved will be charged to the Lead Guest.
If guests require an alternative bed configuration, this must be requested prior to arrival so it can be prepared appropriately.
